Bohu\u017eel \u010dasto sl\u00fdch\u00e1m o&nbsp;p\u0159\u00edpadech, kdy klienti realitn\u00edch kancel\u00e1\u0159\u00ed v\u016fbec netu\u0161\u00ed, kolik ve fin\u00e1le za <strong>makl\u00e9\u0159sk\u00e9 slu\u017eby<\/strong> zaplat\u00ed.<\/p>\n\n\n\n<p>J\u00e1 osobn\u011b up\u0159ednost\u0148uji naprostou <strong>otev\u0159enost a&nbsp;f\u00e9rovost<\/strong>. Chci, aby moji klienti je\u0161t\u011b p\u0159ed podpisem zprost\u0159edkovatelsk\u00e9 smlouvy v\u011bd\u011bli, co je se mnou \u010dek\u00e1 a&nbsp;jak si sv\u016fj \u010das cen\u00edm.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Kolik si realitn\u00ed makl\u00e9\u0159i \u00fa\u010dtuj\u00ed?<\/strong><\/h4>\n\n\n\n<p>Obecn\u011b se provize makl\u00e9\u0159\u016f a&nbsp;realitn\u00edch kancel\u00e1\u0159\u00ed pohybuj\u00ed v\u00a0<strong>rozmez\u00ed 3-6&nbsp;% bez DPH z\u00a0kupn\u00ed ceny nemovitosti<\/strong>.<\/p>\n\n\n\n<p>P\u0159ed zah\u00e1jen\u00edm prodeje byste se samoz\u0159ejm\u011b od makl\u00e9\u0159e m\u011bli dozv\u011bd\u011bt <strong>p\u0159esn\u00e9 procento<\/strong>, kter\u00e9 si z\u00a0kupn\u00ed ceny na\u00fa\u010dtuje. <strong>Provize realitn\u00edho makl\u00e9\u0159e<\/strong> mus\u00ed b\u00fdt uvedena i&nbsp;ve smlouv\u011b o&nbsp;spolupr\u00e1ci.<\/p>\n\n\n\n<p>P\u0159esn\u00e9 procento je ov\u0161em n\u011bco jin\u00e9ho ne\u017e <strong>p\u0159esn\u00e1 \u010d\u00e1stka<\/strong>. Tu se dozv\u00edte a\u017e ve chv\u00edli, kdy je jasn\u00e9, za jakou sumu z\u00e1jemce nemovitost koup\u00ed.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Na DPH si dejte opravdov\u00fd pozor<\/strong><\/h4>\n\n\n\n<p>Je\u0161t\u011b ne\u017e spolupr\u00e1ci s\u00a0makl\u00e9\u0159em stvrd\u00edte podpisem, ov\u011b\u0159te si, zda bude k\u00a0dan\u00e9 odm\u011bn\u011b<strong> pozd\u011bji DPH p\u0159i\u010dtena<\/strong>, nebo se s\u00a0n\u00ed ji\u017e po\u010d\u00edt\u00e1 a&nbsp;v\u00e1s \u017e\u00e1dn\u00e9 <strong>dodate\u010dn\u00e9 v\u00fddaje<\/strong> ne\u010dekaj\u00ed. V\u0161e by m\u011blo b\u00fdt srozumiteln\u011b uvedeno ve zprost\u0159edkovatelsk\u00e9 smlouv\u011b.<\/p>\n\n\n\n<p>21% DPH ze 3% <strong>provize realitn\u00edho makl\u00e9\u0159e<\/strong> se m\u016f\u017ee na prvn\u00ed pohled zd\u00e1t jako mali\u010dkost, ale ve v\u00fdsledku m\u016f\u017ee DPH ud\u011blat rozd\u00edl v\u00a0\u0159\u00e1dech <strong>des\u00edtk\u00e1ch tis\u00edc korun<\/strong>. A&nbsp;nad t\u00edm u\u017e se t\u011b\u017eko m\u00e1vne rukou.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>A kdo to plat\u00ed?<\/strong><\/h4>\n\n\n\n<p>To je jednoduch\u00e9.<\/p>\n\n\n\n<p><strong>Provizi zaplat\u00ed ten, pro koho pracuji<\/strong>.<\/p>\n\n\n\n<p> A&nbsp;co \u010dast\u00e9 tvrzen\u00ed: <strong>&#8220;prodej bez provize&#8221;<\/strong>? Tomu se pokuste vyvarovat. Rozum\u00edm v\u00e1m, je to l\u00e1kav\u00e1 nab\u00eddka. Realitn\u00ed kancel\u00e1\u0159 v\u00e1m pom\u016f\u017ee s&nbsp;prodejem a&nbsp;zaplatit si nech\u00e1 od kupuj\u00edc\u00edho. <\/p>\n\n\n\n<p>V takov\u00e9m p\u0159\u00edpad\u011b zvol\u00ed realitn\u00ed makl\u00e9\u0159i n\u00e1sleduj\u00edc\u00ed postup.
