Ceny byt\u016f strm\u011b rostly v&nbsp;letech 2020 a&nbsp;2021, ale od za\u010d\u00e1tku roku 2022 se situace obr\u00e1tila a&nbsp;<strong>ceny klesaj\u00ed<\/strong>. V&nbsp;pr\u016fm\u011bru se cena byt\u016f sn\u00ed\u017eila o&nbsp;8,4&nbsp;% na 70&nbsp;500 K\u010d\/m2. Zvl\u00e1\u0161t\u011b jednopokojov\u00e9 byty zaznamenaly nejv\u011bt\u0161\u00ed propad, a&nbsp;to o&nbsp;10,2 %, proto\u017ee v&nbsp;minul\u00fdch letech byly obl\u00edbenou investi\u010dn\u00ed komoditou. Toto je v\u00fdvoj trhu, kter\u00fd m\u00e1lokdo za\u017eil.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/maklermartin.digiamo.cz\/maklermartin\/wp-content\/uploads\/2023\/09\/1678449812_640b1c946b66e-scaled.jpg\" alt=\"\" class=\"wp-image-4561\"\/><figcaption><em>V\u00fdvoj trhu s&nbsp;byty v&nbsp;cel\u00e9 \u010cR: leden 2020- \u00fanor 2023\u00a0<\/em><\/figcaption><\/figure>\n\n\n\n<p>I kdy\u017e ceny byt\u016f v&nbsp;\u010cR klesaj\u00ed, situace se zat\u00edm nedok\u00e1\u017ee vyrovnat s&nbsp;dramatick\u00fdm n\u00e1r\u016fstem z&nbsp;let p\u0159edchoz\u00edch. <strong>Pokles je r\u016fzn\u00fd v&nbsp;jednotliv\u00fdch kraj\u00edch.<\/strong> Nejv\u011bt\u0161\u00ed meziro\u010dn\u00ed pokles cen byt\u016f zaznamenal kraj Libereck\u00fd s&nbsp;10,3&nbsp;% a&nbsp;Moravskoslezsk\u00fd kraj s&nbsp;7,1&nbsp;%.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/maklermartin.digiamo.cz\/maklermartin\/wp-content\/uploads\/2023\/09\/1678449888_640b1ce0a6a17-scaled.jpg\" alt=\"\" class=\"wp-image-4562\"\/><figcaption><em>V\u00fdvoj cen u&nbsp;jednotliv\u00fdch byt\u016f v&nbsp;cel\u00e9 \u010cR &#8211; leden 2020- \u00fanor 2023<\/em><\/figcaption><\/figure>\n\n\n\n<p>Na za\u010d\u00e1tku roku 2023 se sn\u00ed\u017een\u00ed cen nemovitost\u00ed zpomalilo, co\u017e nazna\u010duje p\u0159\u00edpadnou <strong>stabilizaci trhu<\/strong>. Realitn\u00ed makl\u00e9\u0159i p\u0159isp\u011bli ke zm\u00edrn\u011bn\u00ed poklesu nab\u00eddkov\u00fdch cen, kter\u00e9 upravovali tak, aby odpov\u00eddaly sou\u010dasn\u00e9mu trhu.<\/p>\n\n\n\n<p>I p\u0159esto\u017ee v\u0161ak ceny klesaj\u00ed, <strong>kupuj\u00edc\u00ed maj\u00ed st\u00e1le silnou pozici<\/strong>.<strong> <\/strong>Nab\u00eddka byt\u016f se v&nbsp;posledn\u00edm roce zv\u00fd\u0161ila o&nbsp;v\u00edce ne\u017e 119&nbsp;% a&nbsp;je nejvy\u0161\u0161\u00ed od roku 2015, na druh\u00e9 stran\u011b popt\u00e1vka v\u00fdrazn\u011b klesla. To znamen\u00e1, \u017ee kupuj\u00edc\u00ed maj\u00ed \u0161anci z\u00edskat p\u0159i koupi dal\u0161\u00ed slevu v&nbsp;rozmez\u00ed 4 &#8211; 7&nbsp;%. Velk\u00fd z\u00e1jem o&nbsp;men\u0161\u00ed byty m\u016f\u017ee n\u00e1sledn\u011b zp\u016fsobit probl\u00e9my mlad\u00fdm rodin\u00e1m b\u011bhem jejich hled\u00e1n\u00ed prvn\u00edho bydlen\u00ed.<\/p>\n\n\n\n<p>V posledn\u00ed dob\u011b do\u0161lo k&nbsp;<strong>poleven\u00ed popt\u00e1vky po n\u00e1jemn\u00edm bydlen\u00ed<\/strong>. Zat\u00edmco v&nbsp;letech 2019 a\u017e 2020 byl z\u00e1jem o&nbsp;pron\u00e1jem byt\u016f 2 a\u017e 3kr\u00e1t v\u011bt\u0161\u00ed ne\u017e o&nbsp;prodej, v&nbsp;srpnu 2022 dos\u00e1hla popt\u00e1vka po pron\u00e1jmu a\u017e desetin\u00e1sobku. Nyn\u00ed se v\u0161ak pom\u011br ust\u00e1lil na \u0161estin\u00e1sobku. Zejm\u00e9na pak ty v\u011bt\u0161\u00ed ne\u017e 400 m2. Prodej t\u011bchto nemovitost\u00ed je obt\u00ed\u017en\u00fd, a&nbsp;to i&nbsp;p\u0159i velk\u00fdch slev\u00e1ch, nebo\u0165 jejich \u0161patn\u00fd stav zp\u016fsobuje, \u017ee jsou velmi nev\u00fdhodn\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Budou ceny nad\u00e1le klesat?<\/strong><\/h2>\n\n\n\n<p>O\u010dek\u00e1v\u00e1 se, \u017ee se pokles cen byt\u016f brzy ust\u00e1l\u00ed a&nbsp;<strong>ceny op\u011bt porostou<\/strong>. Lid\u00e9 si toti\u017e zvykli na vy\u0161\u0161\u00ed \u00farokov\u00e9 sazby a&nbsp;pot\u0159eba vlastn\u00edho bydlen\u00ed je siln\u011b zako\u0159en\u011bna v&nbsp;na\u0161\u00ed spole\u010dnosti. Nedostatek nov\u00fdch byt\u016f a&nbsp;vysok\u00e9 ceny stavebn\u00edch prac\u00ed znamenaj\u00ed, \u017ee i&nbsp;kdyby se za\u010dalo v\u00edce stav\u011bt, ceny by z\u016fstaly vysok\u00e9.
